How this is calculated

loan amount   = price - down payment
i             = (annual rate / 100) / periods per year
n             = term in years x periods per year
payment       = loan x i / (1 - (1 + i)^-n)
loan-to-value = loan amount / price x 100
cash at close = down payment + price x closing cost %

Price is either the total you entered or acres multiplied by price per acre. The down payment percent and dollar fields stay linked, so editing one recomputes the other against the current price. Whatever is left after the down payment is the loan amount used for the payment formula.

Loan-to-value is the loan amount divided by the price. When an appraisal comes in below the purchase price, lenders generally use the lower of the two, so treat the figure here as based on the number you entered. Closing costs are estimated as a percentage of price and added to the down payment to produce cash needed at closing.

Assumptions: fixed rate, level payments, no financed fees rolled into the loan balance, and no property taxes, insurance, or escrow included in the payment.
