How this is calculated
i = (annual rate / 100) / periods per year payment = P x i / (1 - (1 + i)^-n) each period: interest = round(balance x i) principal = payment - interest + extra balance = balance - principal
The schedule starts from the level payment for the full term, then walks period by period. Interest for a period is the outstanding balance times the periodic rate; everything else in the payment reduces principal. Extra payments apply directly to principal, which shortens the term rather than lowering the payment.
All arithmetic is done in whole cents, so rounding never drifts across hundreds of periods. The final payment is adjusted by the residual cents needed to bring the balance to exactly zero, which is why the last row is often slightly different from the others. Interest saved and periods saved compare your schedule against the same loan with no extra payments.
Assumptions: fixed rate, payments received on their due dates, no fees or escrow, and interest accrued on the period balance rather than by exact day count.
